The Challenge

 

While originally intended to be a multi-tenant office building, the rapid expansion of Tri-Arrows’ business led the company to decide to fully occupy the building. The Tri-Arrows Office Building is a 3-story structure, with a half-floor lower walk-out level, situated on a sloping site overlooking a tree-lined lake property. The building plan and elevations are configured to present differing characteristics depending on the relationships between the parking and entry area, and the lakeside environments.

Our challenge was to deliver a design that responds to the unique characteristics of the site.

The Team

 

DKN collaborated with the developer, Horizon Properties; MEP Engineer, Kerr-Greulich Engineers; Structural Engineers, SCA Consulting Engineers; Programmer, Olympia Designs; and Interior Designer,  AMID to deliver a Class A office building that addresses the unique complexity of the site. The building responds to its context in all directions, resulting in a unique, custom solution for the site.

The Results

The building elevations consist of a combination of brick and cast-stone masonry, clear anodized aluminum panels and wood look wall panels. Each elevation has large, varied window area compositions. The floor plan configuration allows for the building to be efficiently situated on the property to maximize the adjacent lake views. The lakeside elevations feature a radiused façade, with extensive glass areas that provide panoramic views of the lake and landscape. 

There are several patios and balconies at each level which also allow occupants to fully appreciate the adjacent property. At the southwest corner, facing the parking area, metal grate sunshades  help to shield glazed areas from afternoon sunlight. The floor plans and the varied use of materials on the facades create diverse design compositions that differ from one elevation to the next, depending on the context of the surroundings.

The cast stone retaining wall anchors the building on the lower walk-out level, providing a strong connection to the slope below. The curved canopy offers coverage over the patio and balcony below, and continues the radius from the lake-facing facade. 

 

The radiused facade with extensive glass provides panoramic views of the lake and landscape.

The Interiors

In order to encourage interaction between levels within the office, an open riser stair links the first and second floors. The center stringer with cantilevered wood treads provides a sleek  complement to the the modern interiors. The minimalistic structure and clear glass railings provides little obstruction to the expansive views  Each level has a variety of high quality floor finishes consisting of porcelain tile, carpet and refurbished stained wood planks. 

The interiors are predominantly open-office areas, with low-height cubicles and furniture. Enclosed perimeter and interior offices all have large glass doors and walls which provide sightlines to the exterior windows. The floor plans incorporate flexible-use common areas for informal meetings or gathering areas. There are also numerous conference rooms, huddle rooms and break areas of various sizes to accommodate formal and informal meetings for large or small groups of employees

In the lower level, there is a large Conference Room with an elaborate A/V system for formal all-employee events. Adjacent to this, is an Exercise Area, with a shower / restroom facilities for employees to use during and after work hours. The interior finishes complement the natural surroundings visible throughout the building, allowing the occupants a harmonious connection between inside and out.
